An ARM (Adjustable Rate Mortgage) allows you to ride down rates in a declining rate environment. Your rate is locked for the first one, three, five, seven or ten years and then interest rates adjust depending on the chosen ARM.
ARM Terms / Descriptions:-
One-Year - Rate locked for first year, rate raise of 2% maximum annually, and 6% lifetime.

Three-Year - Rate locked for first three years, rate raise of 2% maximum annually, and 6% lifetime.

Five-Year - Rate locked for the first five years, with first rate raise as high as 5% (or 2% thereafter if rate does not rise to 5% on first change), and maximum of 5% lifetime.

Seven-Year - Rate locked for the first seven years, with first rate raise as high as 5% (or 2% thereafter if rate does not rise to 5% on first change), and maximum of 5% lifetime.

Ten-Year - Rate locked for the first ten years, with first rate raise as high as 5% (or 2% thereafter if rate does not rise to 5% on first change), and maximum of 5% lifetime.
